Background

This project is a housing development being constructed jointly for Northern Counties Housing Association (NCHA) and ID, at Hackle Street in Clayton. Founded in 1966, Northern Counties one of the largest housing associations in England and Wales, and this development uses Modern Methods of Construction (MMC) to design and construct 13 three and four bedroom houses.


Project

Hackle St is a new development in the regeneration area of Ashton New Road North in Manchester. ID, the regeneration arm of the Seddon Group, is the New East Manchester Developer Partner. The development is the next stage of regeneration in the area following on from the innovative New Inn scheme, completed in 2007. The site was formerly made up of terraced housing, which was Compulsory Purchase Ordered five years ago. These were demolished to make way for a new development of 13 homes. All homes are being built by G&J Seddon, with 10 units for NCHA and 3 for private sale by Inspired Developments. Due to complete in July 2008; the homes are constructed using modern Kingspan timber frame and will achieve an EcoHomes rating of Very Good. This rating is achieved through the insulation value of the property, the location, and innovative features such as cycle stores, recycling bins, and low energy lighting. As the site was previously brownfield this has contributed towards the rating. The development will also achieve the Housing Corporation Scheme Development Standards, Manchesters Design for Access 2 and Secured by Design standards. The homes will in the main be occupied by local residents from nearby Powell Street, Viola Street and Eccleshall Street, with the intention of freeing up future sites to continue the regeneration of the area.
