Background
Hopes Carr is a comprehensive brownfield regeneration project close to Stockport town centre. The seven acre site has been derelict for some time and has a history of environmental problems and contamination as well as suffering a steep change in levels.
The finished project will result in the creation of a quality, sustainable urban village, totalling approximately £70m worth of investment from the Seddon Group. Seddon will work in partnership with Stockport Council to provide progressive residential, commercial and leisure facilities within an older part of the town, adjacent to the centre.
Project
Seddon approached Stockport MBC with a mixed development package to regenerate the area in three phases over seven years. The outcome is an 'Urban Village' incorporating 375 apartments, supported by 14,800 sq ft of retail space, 40,000 sq ft office workspace and 300+ multi-storey car park.
Seddon also works in partnership with Northern Counties Housing Association to make a large number of these apartments available as affordable units.
Seddon has negotiated the purchase of land and property in the area, but due to the size of the site and the varied landholding, the remaining land will need to be subject to a CPO (Compulsory Purchase Order) in which Seddon will underwrite the costs.
Endorsement
"Stockport Council has worked with other private companies in the past but this is the first time we have worked with Seddon. I have found the team to be nothing but professional, helpful and friendly."
John Fildes, Regeneration Manager of Stockport MBC
