Background
This project is a social housing development for Northern Counties Housing Association, at New Inn in Clayton.
Founded in 1966, Northern Counties one of the largest housing associations in England and Wales, and this development uses Modern Methods of Construction (MMC) to design and construct 4 3 bedroom, 5 person houses together with associated off road car parking, external works, drainage and services.
Project
The project substructure is a traditional strip foundation with a suspended ground floor slab.
The Panaloc volumetric modular pod system has been used for the superstructure of the houses. The system is made up of a series of pods, prefabricated off-site and constructed from multi layered Orientated Strand Board (OSB) to form a solid Magnum Board structure.
These pods incorporate all pre-installed services, windows, doors, and kitchens and are delivered to site and erected to form the ground and first floor structure.
The pod structure is then enveloped using a Wetherby External Building System which uses an insulation layer with either a brick slip facing or rendered finish. A traditional trussed roof with slate covering was then constructed on top of the pods to complete the house construction.
From start to completion the project took 7 months.
